WHAT ARE THEY?

Prefabricated houses are those in which some or all of its elements are manufactured previously and in a different place from where it will be its final location. This place are workshops or specialized factories, which brings a much more rigorous quality value to the execution of the project.

The industrialization of these houses can be done through two processes:

Partial industrialization

They are those that one or more of its parts are previously manufactured in the workshop and then assembled at the final location. These parts are usually the structure, facades and roof, being necessary to carry out interior and exterior finishing works once the assembly is done on site.

Modular houses

This type of houses are built by dividing the building into different modules, which once completely manufactured will be joined on the ground. This modality allows the house to leave the factory practically finished, being necessary few finishing works after the assembly on the ground.

PROJECT DEFINITION

Every industrialized house needs a fully defined and specified project to be able to start its manufacture. Therefore, a well elaborated previous design is the key to avoid deviations of deadlines and costs, since any problem or technical solution that arises is solved before starting its construction. With proper management of all its phases, lead times can be reduced by up to two thirds compared to a non-industrialized project.

A well-defined previous design allows a better control of costs, since through the measurements and the choice of materials a clearer and more closed budget is achieved. These systems make a more exhaustive economic analysis, which allows you to adjust the project and save money, avoiding surprises and unexpected additional expenses. Depending on the type of house and the materials chosen, the average cost can vary between 1100€/m2 and 1800€/m2. QUALITY OF EXECUTION

The standardization and manufacture in specialized workshop makes the construction of the components of these houses is done more efficiently. Anchoring of elements, fastening of insulation, application of waterproofing, finishing of facades, and many other processes can be executed with greater control and precision, being better supervised by technicians who are always in the workshop, and later also verify in situ the assembly of the different parts of the building. A correct execution will avoid problems of cold/heat losses, condensation, deficient joints, etc., which will favour a more adequate use of air conditioning and heating and thus a higher energy efficiency.
